Special Situations

In most of our projects, the basic fixture layout and existing room size stay the same, as changes here can get complicated and add considerable expense. However, even a workable floor plan can sometimes be improved with simple structural changes.
Shower Tile and Door
Many older homes feature a low window right over the bath tub. It's great for light and ventilation and worked fine in the days when people just took baths and didn't shower. A maintenance problem comes up when the tub is used as a shower and water gets into the window and even behind the wall finish. A good solution is to replace the window with a wider, higher window out of the spray pattern of the shower. In this way light and ventilation are maintained and the maintenance problem is eliminated.

In some bathroom layouts the tub and toilet can be partitioned off to allow another household member to use the vanity for grooming as the same time. Of course it's always important to keep an eye out for the possibilities for increasing storage in the smaller bathroom.

We've also had projects where moving a fixture's location to a different wall really opened up a floor plan and greatly increased the room's effectiveness. While some expense is involved, it's usually a small proportion of the overall job cost. and really pays off over the long haul. Often just relocating the sink a few inches, so that it isn't crowded by an adjacent wall, can help alot.

Other situations include replacing showers with bath tubs and vice versa. We have also replaced wall hung basins with vanities and replaced vanities with pedestal sinks and console tables. Any such changes should be incorporated into the floor plan.
