Creating a Plan

After the floor plan is well settled, we like to draw elevations of all the walls of the room and detail everything that will go in it. We start with basic elements like the doors and windows indicating the actual feature as well as the trim.

We draw the tub and the tile, looking for possible alignments with the architectural elements of the room. Any cabinetry is also drawn, showing the door and drawer arrangements. The locations of light fixture switches and electrical outlets are detailed on the plan. We also pay attention to the placement of accessory items such as towel bars, robe hooks, mirrors, and medicine cabinets. The drawings and specifications are then reviewed with the client for further refinement.

This floor plan and elevations are then developed into the "permit drawings" . City building department usually require these if any structural changes are made, i.e. moving a wall, doorway or window or plumbing fixture location. The plans also need to indicate compliance with various building code issues. These include provisions for ventilation, an exhaust fan ducted to the exterior or an operable window, as well as the minimum width and free floor area for toilet space. Conservation issues include the necessity for a toilet that uses no more than 1.6 gallons per flush and that the primary lighting circuit be energy efficient. Safety issues include provisions for anti scald pressure balance shower valves and a dedicated ground fault protected personal appliance circuit.

Accurately specifying all the materials, fixtures and fittings that will go into a bathroom remodeling project helps ensure that it will go smoothly. Special order items are usually non-returnable and often have significant lead times. The plans and specifications form the basis for the contract documents. Once these are approved by the owners we can go ahead and order materials and schedule the project.
